Most counties will have increased mortgage loan limits in 2026 from 2025. The maximum individual county loan limits can be found at the following FHA Maximum Mortgage Limits

Newrez systems have been updated to reflect these limits, however, AUS systems may not automatically reflect the 2026 loan limits until after January 1, 2026. In cases, where the AUS does not recognize a 2026 loan limit and the case number assignment is dated January 1, 2026 or later, Newrez associates and clients can proceed with evidence from the FHA Mortgage Limits Search Tool that the loan amount is compliant with the 2026 individual county loan limit.

As a reminder, FHA mortgage loan limits apply to Base Loan amounts and can be exceeded by the financed UFMIP amount for the loan.
