Product Summaries and Overlay Matrix Updates - Conventional

Newrez LLC “Newrez” Approved Correspondent Clients, Newrez has updated the Conventional Product Summaries and Overlay Matrix.

Product Summary Updates

Conventional Product Summaries-Properties Listed for Sale

·       Product Summaries now align with current Fannie Mae guidelines. The borrower’s written confirmation of intent to occupy a primary residence is no longer required.

o   Properties previously listed for sale must be off the market on or before the new mortgage loan disbursement date. This requirement applies to both Fannie Mae and Freddie Mac Product Summaries and is listed as a Freddie Mac overlay because Freddie Mac is silent on this topic.

Overlay Matrix Updates

The Conforming Overlay Matrix now includes the following overlays:

·         LPA: Manufactured homes moved from another site are not permitted for delegated clients.

·         LPA: Properties listed for sale.

o   Properties previously listed for sale must be off the market on or before the new mortgage loan disbursement date.

·         VantageScore^® 4.0.

o   Second home and investment property transactions are not permitted for VantageScore^® 4.0
