Newrez LLC "Newrez" Approved Correspondent Clients; Newrez is excited to announce a new FHA and VA 3/1 ARM program. The FHA and VA 3/1 ARM gives borrowers a flexible path to homeownership. With an initial fixed-rate period of three years, borrowers may benefit from a lower starting rate and monthly payment when compared to fixed-rate products, improving affordability and helping them qualify for the home they want. The program retains the low down payment options, competitive mortgage insurance or funding fee structures, and borrower protections associated with FHA and VA financing. It is well suited to borrowers who expect to sell, refinance, or see their income grow within the first few years of the loan.


Program Highlights:

  • Minimum FICO: 580
  • Transaction Types: Purchase, Rate-and-term Refinance, Cash-Out Refinance, and FHA Streamline Refinance and VA IRRRL.
  • Property Types Allowed: 1-4 unit, 1 Unit (With an ADU), PUD, Condos, Leasehold Estates, Manufactured Homes, and Modular Homes.
  • Maximum Loan Amount: Standard Guidelines Apply.
  • Occupancy Types: Primary, Second Home and NOO.
